SHOPPING CENTRES
BACK TO THE FUTURE
The shape and function of shopping centres have certainly changed over the past few decades: The shopping temples have increasingly moved from the outskirts of the city to the centre, they are no longer just places to shop, but also places of adventure and leisure, offering living space, entertainment and (sometimes even) culture.
While large-scale shopping facilities used to be built away from cities, there has been a trend in recent years to locate them in the immediate city centre. As a result, architecture beyond standard design and standardised building elements is playing an increasingly important role.
What remains are the building law requirements and regulations regarding fire protection, escape routes and building safety. But all of this must be clothed in a pleasing design that does not run counter to the architectural concept but supports it with a pleasant ambience, inviting catering and inspiration for shopping.
Requirements and solutions
Multifunctionality and design
REQUIREMENTS
Shopping centres are meeting places for people of all ages. Children, young people, adults and senior citizens frequent them in large numbers every day. In addition to the pure sales areas, there are numerous other areas in these buildings, each with specific functions for which different structural requirements apply.
Rooms for staff, technology and administration, as well as garages, car parks, escape routes and emergency exits. While local authorities and operators used to get by with standard architecture and standardised components, today they need to retrofit the design.
Feel-good quality is crucial for acceptance. Therefore, structural systems must not only fulfil technical requirements, but also have design qualities.

Transparent building / fire protection
REQUIREMENTS
Transparency is a decisive factor in the shopping experience. Open structures, spacious openings at entrances and exits or between floors should alternate with catering outlets and boutique-style shops.
Modern, attractive architecture with large glass surfaces, extended sightlines and integrated atriums make a significant contribution to increasing the quality of the shopping experience and attracting potential buyers.
Today, transparent construction is also possible under fire safety regulations and is desirable in shopping centres.

Continuous load and durability
REQUIREMENTS
High user frequencies and frequent collisions with changing public traffic characterise everyday life in shopping centres. Long opening hours six days a week, plus open Sundays, further intensify these stressful situations. All of this also places high demands on the components used. Fire and smoke protection doors must guarantee a secure room closure in the event of an incident and prevent the passage of smoke or fire.
To achieve this, it is imperative that the doors close all the way into the frames in an emergency. To ensure this, the "durability of self-closing" must be tested in accordance with DIN EN 1191 and classified in accordance with DIN EN 14600.
Further challenges arise from the stresses caused by different temperatures between hot and cold areas. Components should be able to withstand slight damage and retain their function in this case. It is also important to design dirt-prone rebate areas on doors in such a way that they are easy to maintain.

Escape route systems
REQUIREMENTS
Where thousands of people come together, escape and rescue routes must fulfil high requirements. Both emergency exit devices in accordance with DIN EN 179 and panic exit devices in accordance with the EN 1125 standard ensure smooth evacuation in shopping centres in the event of an emergency.
As with other types of building, escape routes must be easy to access and dimensioned in such a way that employees, suppliers and visitors who are present in a shopping centre at the time of a particular danger, such as a fire, can leave as quickly as possible.

Security
REQUIREMENTS
Wherever many people come together in buildings, there are potential dangers. Preventing or averting these is the task of building security. Wherever something can happen, appropriate measures and resources such as video surveillance, fire detection and suppression as well as robbery and burglary alarms must be provided. Locks and locking systems should be protected against sabotage and unauthorised visitors must be denied access.
It should be possible to monitor and control the technical, often IT-supported systems centrally, and rescue scenarios must even include rampages or terrorist attacks. These requirements can be met with modern systems and components
