In October 2020, the luxury hotel chain Althoff opened its "URBAN LOFT Cologne" on the former site of one of the city's most famous breweries, in the lively multicultural district of Cologne-Eigelstein. Unlike the Althoff Group's five-star hotels, the design concept of the URBAN LOFT Cologne focuses on openness and simplicity. Creative locals and travellers from the big wide world come together here. The concept primarily appeals to young people who value high quality standards and are looking for accommodation that gives them the feeling of being more than just a visitor. The motto is: "Less is more, reduce to the max" - authentic, modern comfort. The fire protection concept also supports and secures this image without compromise - made possible by the use of fire protection tubular frame doors from Novoferm.
The URBAN LOFT Cologne thus presents itself without the usual large lobby, but rather offers a meeting place for co-working, gastronomy, art and culture. The building has seven floors. The URBAN LOFT has a total of 400 beds spread across 213 rooms in four categories, each ranging in size from 16 to 27 square metres.
One highlight is the roof terrace with a fantastic view of Cologne Cathedral. The URBAN LOFT radiates a positive, open and modern atmosphere and sees itself as a liveable experience, a temporary home.

FIRE PROTECTION BETWEEN ART AND DESIGN
It goes without saying that the structural fire protection was optimally integrated into the design concept. This was achieved by using fire protection doors from Novoferm in various sizes and designs. A total of 34 Novoferm aluminium tubular frame doors from the NovoFire® series were installed in the corridors, hallways and entrances to the hotel's parking deck. As RS smoke protection doors and in fire resistance class T30, with complete glazing or panel infill, both single-leaf (some with fixed side panel) and double-leaf. The fire protection doors fit in with the minimalist design of the hotel, as there is actually no sign of fire protection in the public areas in the traditional sense.
NovoFire® T30 doors with glass panels were used in the corridors, including the access from the underground car park to the lifts. The tubular frame doors with panel infill in the areas through which hotel staff rather than guests have to pass were specially equipped with escape door openers and an on-site escape route control system.
Torsten Ullmann, fire protection expert at HEISTER + RONKARTZ and responsible for the structural realisation of this project, also knows how demanding the topic of fire protection is in hotel construction: "Hotel buildings are a particular challenge in terms of fire protection. This is due, among other things, to the large number of rooms, the building services and the escape routes.
Particular attention is paid to the doors installed. There are high building regulations requirements here, such as fire resistance, the smoke protection function, hold-open systems, access control and that the doors can be opened at any time by a door guard in the direction of escape in the event of a fire. All of these points form the basis of the implementation planning and the fire protection concept with the associated building licences, which Novoferm also had to take fully into account so that the associated requirements for the doors could be offered and commissioned."
THE NOVOFERM SOLUTIONS
Novoferm not only scores points technically. Door colours were also specified in advance to match the interior design and style of the hotel and, in one particular case, painted on site to exactly match the specified colour.

Fire and smoke protection in Osnabrück.
The official opening of the 30th Holiday Inn hotel in Germany took place in Osnabrück in June 2019. With its central location in the attractive centre of Osnabrück, the 4-star hotel is a welcome addition to the existing offering, as it offers more than just modern accommodation and stylish hospitality. With its spa and fitness area as well as an attractive roof terrace, the hotel appeals to wellness-oriented travellers, but also has a large event hall, making it ideal for conferences. Last but not least, its connection to the neighbouring Alando Palais should establish it as the best choice for guests of this event and party location.
This multifunctionality set the architects high standards. On the one hand, the aim was to make the connections between the areas with different uses attractive and inviting; on the other hand, the requirements for fire and noise protection grew due to the very different types of use. These requirements were facilitated by door solutions from Novoferm, which the architects used in all sections of the building. The result is a representative, transparent and functional design that offers the highest standards in terms of design and safety thanks to the Novoferm fire door.

Holiday Inn Hotel am Alando Palais
The six-storey hotel has 316 beds in 158 mostly differently styled rooms. The hotel offers its guests wellness in the city, with two saunas, a whirlpool, numerous fitness machines and a roof terrace. Novoferm doors provide transparent hinge protection when connecting the wellness and hotel areas. This also applies to the direct connection to the Alando Ballhaus, the number one event location in Osnabrück, to which the hotel is seamlessly connected. In addition to business travellers and tourists staying for several days, the main target group is therefore guests who come to the city for interesting events. In the opinion of the event and party organisers, the new Holiday Inn is well positioned and fills a gap in the 4-star segment in the city of 160,000 inhabitants.
The rooms are spacious and offer a high level of comfort in all categories, some of which also have terraces. With 16 family rooms, the hotel is also responding to the increasing demand in this area. A tour of the hotel reveals a great love of detail that is not limited to the rooms, but is also literally evident in the conference rooms, the lobby and the wellness and spa area. The inviting entrance situation on Niedersachsenstraße opens the way to the open hotel lobby with reception, bar and restaurant. The new building with 43,000 cubic metres of enclosed space and over 10,000 square metres of floor space meets the highest standards in various respects.
The narrow profiles and large glass surfaces of the tubular frame doors achieve a transparency that makes the catering area, event rooms, foyer, access to the staircase and corridors appear bright, open and spacious. The aluminium doors from the NovoFire® range can also be found in the underground car park - with an interlock function and swing door drive. This not only ensures maximum convenience, even for guests carrying suitcases, but also creates an inviting transition from the underground car park to the hotel. NovoPorta Premio steel and multi-purpose doors, some with glazing, were used in the particularly heavily frequented functional and technical areas.
THE NOVOFERM SOLUTIONS
When it came to integrating a comprehensive fire protection concept, the decision was made in favour of solutions from Novoferm. As one of Europe's largest system suppliers of door and gate solutions as well as loading systems, the company stands for the highest quality in fire protection and covers a wide range of structural requirements with property-specific complete solutions.
In the Holiday Inn, this was a challenging task given the variety and diversity of the areas of use to be separated by fire doors. Novoferm aluminium tubular frame doors from the NovoFire® series in T30 and T90 provide the transparency and lightness required in the public areas of the hotel while complying with fire protection standards.
Depending on the location, these doors were installed in various sizes and with different features, both single and double-leaf, some with side panels and fanlights.
Doors with digital access control are also important in special areas of the hotel. These were technically pre-equipped by Novoferm in advance for a key card system in order to guarantee smooth and time-efficient construction progress.
The electronic locking system was provided on site and the Novoferm doors were supplemented with this intelligent access management system. Novoferm doors from the NovoFire® and NovoPorta Premio series can be found throughout the hotel.
"We supplied all the doors for the project - all those that were not made of wood were produced, supplied and installed by Novoferm. A total of 106 units," says Ralf Thür, project consultant at Novoferm.

Klosterhof Premium Hotel & Health Resort
RARE UNITY OF CONCEPT, ARCHITECTURE AND CONSTRUCTION
In just 16 months of construction, the Klosterhof was expanded into a multifunctional premium hotel & health resort. Munich architect Wolfgang Scherer has developed the resort into an architectural gem that harmonises with the Alpine landscape through the use of local materials. At the same time, the technology and furnishings are state of the art down to the last detail. This also applies to the structural fire protection and the necessary equipment.
Here, the architect opted for doors from Novoferm, which not only impress functionally, but also support his design concept. The fire protection requirements themselves, explains Wolfang Scherer, are no longer seen as an annoying hurdle by modern architects; even if fire protection doors naturally have an impact on the planning work due to their weight and dimensions. On the other hand, he recognises the additional benefits of modern fire doors, which also provide additional sound insulation or security, for example, or can be equipped accordingly. For the Klosterhof, Scherer has opted for products from Novoferm, one of the European market leaders, for both the sheet steel doors and the filigree tubular frame doors.

High standards of fire protection and quality combined with comfort, design and transparency
In his opinion, Novoferm's wide range of design options and the choice of additional functions spoke in its favour. Without the free swing function, Scherer cites one example, a T90 door in front of the sauna area, for example, would create a barrier for the resort's guests instead of opening the way for them to relax.
Wolfgang Scherer opted for aluminium profiles from Novoferm for the tubular frame doors. While other architects prefer the somewhat slimmer steel profiles, the "better colour concept" of the aluminium solutions was the deciding factor for Scherer. Visitors can see why this coordination down to the last detail is important for the effect of the 4-star+ resort, both on arrival and when walking through the building. Whether through the shingle-clad façade, the shades of different woods in the interior, carpets, lights or works of art, the guests' gaze is captured everywhere by a coherent and harmonious colour concept. This requires transparency and does not allow any aesthetic compromises, which is why the surfaces of the fire doors, which are adapted to the effect of the room, play an important role.
Despite these demands and the different, very specialised uses, the conversion and new construction of the Klosterhof was completed in just 16 months. According to Wolfgang Scherer, the delivery and installation of the Novoferm doors went "without a hitch". This is quite unusual, especially in view of the large number of different products and the tight time frame. Also because the doors were supplied by two different production sites - single and double-leaf tubular frame doors were delivered by Novoferm directly to the construction site in Bayerisch Gmain, while the sheet steel doors (single and double-leaf versions of NovoPorta Premio T30, T90 and multi-purpose doors) were sourced from the regionally based J.N. Kreiller KG in nearby Traunstein.
Less than a year after its opening, the Klosterhof has not only impressed discerning guests with its unique combination of exclusive services and modern architecture that blends stylishly into the landscape, but also the experts: shortly after its opening, the "Große Restaurant & Hotel Guide 2016" named the new Klosterhof Germany's Wellness Hotel 2017 - and the Klosterhof spa has recently been nominated for the "Wellness Aphrodite" award.

On the one hand, the client's requirements included embedding the new building in the landscape and relating it to the traditional building fabric. At the same time, the aim was to develop an overarching architectural concept that would nevertheless allow the various functional areas to be designed independently.
To ensure this, objectives such as a high level of comfort, convincing design and building regulations had to be harmonised.

Büsum is booming. Where sea and beach-seeking families were satisfied with small hotels, holiday flats and campsites in the last century, today a new generation of hotels is sprouting up. With attractive designs, innovative catering and leisure facilities - and, of course, invisible, state-of-the-art fire protection solutions. The latest highlight is the Heimathafen Group's Lighthouse Hotel & Spa, which opened in August 2019.
The planners at the Lighthouse opted for solutions from Novoferm. As one of Europe's largest system providers of door and gate solutions and loading systems, Novoferm stands for the highest quality in fire protection and gives planners the greatest possible freedom of design thanks to its variety of designs and products.
Managing Director and investor Jens Sroka describes the philosophy of the Heimathafen Group as follows: "Every place, every region has its own spirit. And we want to pick up on this and develop it further with our interpretation." In Büsum, this "spirit" is characterised by the sea, which, for all its charms, also has its rough side. The design concept by architects Ladehoff + Hannemann & Krützfeldt combines maritime influences with industrial design. The interior design was to appear elegant and calm, but at the same time radiate coolness and urban chic.
This was also a requirement for the doors and room-dividing fixed glazing from Novoferm, for which an elegant dark powder coating was therefore chosen.
The architects were not surprised that Novoferm products were chosen: "Hotels like the Lighthouse require different doors, some with special features. It is an advantage for us and for the tradesmen on the construction site if this variety is offered by one manufacturer." Another plus point with Novoferm is the service after completion, which is characterised by the craftsmen's understanding of service and the quality of the products.

The combination of aesthetic fire protection and functional diversity already characterises the foyer area. Spread over two storeys, the upper part is adjacent to a library and the fireplace room of the "Ocean Spa" building. Glass walls maintain the spatial effect of the foyer as well as the transparency and lightness of the library and fireplace room. This glazing extends almost across the entire width and provides additional daylight. However, they have to fulfil high standards in terms of fire protection and, due to the height of the foyer, also fall protection, which is why NovoFire® F30 fixed glazing was used. And because the design was intended to combine urban chic with elements typical of the region, the large glass walls were fitted with muntin bars by the metalworkers, based on the typical coastal mullion windows. Guests will also find NovoFire® doors with glazing bars on every floor. For the entrance to the "Herrengut Barbershop", however, the decision was made in favour of a NovoFire® RS-1 with side panel, whose glass surfaces offer guests an insight into the work of the barbers and hairdressers.
In addition, the door to the barbershop - like the entrance to the "De Baar" bar in the catering area and the doors to other areas that are not generally accessible - is equipped with digital access control. This also applies here: The powder-coated aluminium tubular frame solutions from Novoferm allow the elegant and exquisite ambience of the bar and restaurant to come into its own.

THE NOVOFERM SOLUTIONS
Novoferm products can be found in all building areas, and their number and variety is correspondingly large.
In addition to fixed glazing and tubular frame doors made of aluminium - from T0 to T90 RS - sheet steel doors from the NovoPorta Premio system were also used. They provide reliable fire and noise protection in the functional areas with the appropriate elegance.
For Michael Neiteler of Neiteler & Brand Bauelemente GmbH, the decision in favour of Novoferm was a logical one. Novoferm has been his partner for decades. "The quality and functionality of Novoferm products are beyond question, but with a sophisticated project like the Lighthouse, product diversity, aesthetic options and, of course, just-in-time delivery play a decisive role," he says, explaining the success of Novoferm solutions in the architectural rejuvenation of the North Sea coast.
In Büsum alone, Novoferm has already demonstrated these qualities several times, in houses with individual concepts and very different design lines. "You really can't expect more from fire protection solutions," says architect Thomas Ladehoff."
